Unit turns, interior upgrades and capital repairs for multifamily buildings

Four lines of work, one way of running them: a fixed unit price, a resident schedule agreed with your office and paperwork delivered with every invoice.

01

Unit turns

3–7 working days per unit

Vacant units brought back to lease-ready between residents. Typical scope: patch and paint, LVP or carpet replacement, cabinet refacing or paint, countertop, light fixtures, outlets and covers, plumbing trim, blinds and a final clean. We run turns as a weekly program so your leasing team knows the ready date before move-out.

  • Lease-ready date confirmed at move-out inspection
  • Before and after photos per unit
  • Weekly invoice per completed unit

02

Full interior unit renovation

3–5 weeks per unit

Value-add upgrades for kitchens and bathrooms: new cabinets and quartz or laminate tops, tile tub surrounds or tub-to-shower conversions, vanities, flooring throughout, interior doors and hardware, and in-unit laundry where the building can support it.

  • Model unit built first for owner sign-off
  • Finish package fixed per unit type
  • Electrical and plumbing by licensed subcontractors under permit

03

Common areas & amenity spaces

2–8 weeks, phased

Lobbies, corridors, mailrooms, fitness rooms, community rooms, laundry rooms and leasing offices. Corridor work is phased floor by floor so every resident keeps a clear path to their door and to the exits.

  • Floor-by-floor phasing plan
  • Dust barriers and walk-off mats at each work area
  • Corridor carpet and LVT, lighting, paint, signage

04

Capital repairs & building envelope

Quoted per project

Window replacement (including Andersen 100, 200 and 400 Series options), roofing, balcony and railing repair, masonry tuckpointing, sealants and exterior doors. Priced as a fixed lump sum because quantities and access vary by building.

  • Lump-sum proposal with alternates
  • Resident notice per stack or elevation
  • Manufacturer warranty registration at closeout

Working in an occupied building

Residents keep living, working and sleeping next to our crews. These rules are written into every contract.

  • Hours. 8:00 a.m. to 5:00 p.m. weekdays. Demolition, saws and drilling start after 9:00 a.m.
  • Notice. We draft entry and noise notices per unit and floor; your office sends them under its lease terms.
  • Keys and access. Keys and fobs signed out from your office each morning and returned at shift end, logged by unit.
  • Dust and debris. Zip-wall barriers at occupied units, floor protection on the path to the dumpster, no debris left in corridors overnight.
  • Utilities. Water or power shutoffs scheduled with your office at least 72 hours ahead and kept under four hours.
