Buildings where residents are home during the day. We shorten in-unit visits, keep corridors fully clear and plan bathroom work, such as tub-to-shower conversions, around each resident's schedule.
Boards and managers handling common area and envelope work: corridors, lobbies, windows, balconies and masonry. Lump-sum proposals with alternates so the board can vote on a defined scope.
Apartments over retail or office space. We schedule upper-floor work around ground-floor tenants and keep storefront entries and signage unobstructed.
Renovation loans and reserve-funded projects pay out against documents. Each monthly pay application comes in AIA G702/G703 format with percent complete per line, retainage, approved change orders, and conditional lien waivers from us and every subcontractor and supplier on that draw.
